Riderwood is an expansive 2,500 resident Life Plan Community located in Montgomery County, Maryland. HCM worked closely with Leadership, staff, and residents to create a comprehensive master plan that addressed goals of maintaining marketability, meeting changing needs of residents, and delivering new engaging programs. HCM has been able to follow through with design and construction of over 15 transformative projects on this campus over a 10-year period.
The major community-wide reposition and expansion developed in the master planning process included: comprehensive renovations to Independent Living common spaces, including 10 new or renovated dining venues that coordinated with dining service strategic planning. Hospitality-focused renovations included new programming and spaces for wellness, gathering, meeting, and exterior connections. Renovations included an auditorium, reception lobbies, classrooms, fitness gyms and studios, salons, and a sales suite.
Renovations were designed in phases to reduce impact on residents in these existing occupied spaces. Coordination between HCM and engineering partners was important to include strategic decisions on systems, infrastructure, and sustainability. Maintaining access was critical to services and dining throughout the renovations, which spanned over 165,000 sf in total.
The Wellness Center, spanning 32,000 sf, is located in the heart of campus and serves as a gateway for residents. This new construction project provided a fitness gym, fitness studios, indoor pickleball courts, and a modern aquatic center. This allowed the community to provide the needed wellness programming for their aging existing residents and meet the demands of prospective residents. This project connected internally to two distinct neighborhoods, connecting the community on two levels. Exterior fitness spaces were provided on grade and on a raised roof terrace. This project won first place Design Award in 2021 from Argentum.
