Neyland Entertainment District

The Neyland Entertainment District at the University of Tennessee represents a transformative approach to collegiate sports architecture, extending the stadium experience beyond game day and creating a year-round destination along the Knoxville riverfront. Located adjacent to historic Neyland Stadium, the mixed-use district integrates entertainment, retail, dining, hotel, conferencing, residential, and public gathering spaces within a cohesive architectural framework that reflects the culture and traditions of University of Tennessee Athletics and the larger Knoxville region. The development demonstrates how sports-anchored design and development strategies typically seen in professional sports settings can be applied at the collegiate level to boost community engagement, revenue generation, and long-term institutional growth while reinforcing the identity of one of college football’s most iconic venues.

HCM serves as the Executive Architect for the district. Designed as a dense, pedestrian-oriented environment, the plan leverages views of the Tennessee River, downtown Knoxville, and the stadium itself. Developed on a constrained, sloping site, the design reimagines existing University infrastructure by replacing an outdated parking structure with a new, more efficient garage featuring a dedicated VIP level, topped by an activated mixed-use village that integrates retail, dining, and entertainment while carefully choreographing circulation to align with key stadium entry points.

The Entertainment Building includes game-day attractions and two distinct restaurant venues, multiple bars, food stations, and flexible event spaces, including multi-level outdoor terraces with a performance stage and a large-format screen for hosting watch parties for live concerts and ticketed events. An enhanced Gate 10 Plaza elevates the student arrival experience, while improved pedestrian connections streamline visitor access. A new hotel condo tower introduces a mix of accommodations, with luxury units and shared amenities positioned to capture full views into the stadium. Standard hotel and condotel units are below the amenity floor, complemented by conference center and university office spaces that connect to a rooftop bar and a swimming pool.

The design responds to its context by blending Knoxville’s industrial riverfront character with the architectural language of the UTK campus. Brick and stone facades with thoughtful articulated detailing applied to active ground-level frontages create a cohesive, walkable district that feels authentic to place while elevating the fan and visitor experience. This approach extends through carefully crafted interiors and thoughtful landscape design, all of which were developed by HCM’s integrated team. Structured as a phased public-private partnership, the development strengthens campus and community connections while establishing a dynamic destination anchored in the UTK experience.
